Marmion Street, Melville is home to one of Ultimo Constructions recently completed triplex developments. Centrally located in a leafy green suburb, with easy access to the City and the coast and in a suburb with great amenities, the 888m2 block has been the foundation of a development which comprises of three new open plan living homes.
The block presented some design challenges as it was a slightly odd-shape, however, the Ultimo team specialize in working with challenging blocks, so this was a challenge accepted! This block also presented some other challenges due to its’ location. Marmion Street is a main road, and some traffic management was required for supplier deliveries – this is something that can be overlooked in the quoting process, so it is important to remember this if you are building on a main road.
Due to the development having strong street visibility on a busy main road, the brief to the designer was to design a modern development with strong aesthetic appeal. Tiled feature walls with timber look slats were included, together with rendered feature walls. This product selection also requires minimal maintenance which is important as the triplex development are designed to be on the rental market following completion.
The internal finishes were based on the Ultimo Premium Specification and finished with functionality and lifestyle in mind. There were also some upgrades included to the finishes, which suits the development and the demographic of the Melville area. Ultimo’s premium specification ensures that the homes are finished to the highest quality for future sale or rental return; and this development features a premium appliance pack including Blanco appliances, a dedicated microwave recess, stone tops to the kitchen, roller blinds, quality tapware, air conditioning, timber flooring, carpets, wall painting, lighting, tiling, balustrading, paving and landscaping.
The bathrooms are a standout – with dark grey vein feature walls, stone benchtops and timber vanities – they have a WOW factor! All finishings and selections were pulled together by the In-House Interior Designer at Ultimo, Klaudia, who delivered the clients vision for the development.
Overall, this triplex development presents a fantastic finished result, and it is one of our favourite developments!
